FREE MARKET ANALYSIS of your investment property!


1.  LEASE PACKAGE -30% of 1st months rent. For the DO-IT-YOURSELF OWNER
    
We will lease your home through our extensive marketing campaign and once your home is rented, YOU will manage it.  With this package we will...

      • Put your home on SDSUREALTY.COM
      • Post ads in local housing magazines and websites
      • Post fliers on campus
      • Pass out fliers to students directly
      • Collect security deposit and issue receipt to tenants
      • Do our best to rent your property several months before your turnover date.

2.  MANAGEMENT PACKAGE 1 (Accounting and Marketing) - 6% gross monthly income.

We will lease your home through our extensive marketing campaign and once your home is rented WE will manage your finances through our excellent management software.  With this package we will...

      • Lease your home (LEASE PACKAGE ABOVE INCLUDED FOR FREE) 
      • Collect security deposits and issue receipt to tenants
      • Write up your lease agreement 
      • Add your account to our extensive management software
      • Pay your mortgage
      • Write you a check for your monthly net income
      • Provide you with monthly and yearly detailed statements 

3.  FULL SERVICE MANAGEMENT PACKAGE (HANDS OFF) - 8.5% of gross monthly income.

This package INCLUDES ALL SERVICES FROM LEASING PACKAGE AND MANAGEMENT PACKAGE 1, however we will also...

 

      • Provide phone services for tenant complaints and emergencies.
      • Pay your expenses and provide invoices of services (based on owner approval)
      • Contract licensed 3rd party service providers for emergencies and tenant complaints.
      • Handle all turnover requirements at a low cost to owners (paint touch up, carpet cleaning, maid service, landscaping, etc.) 

        NOTE:  Minimum charge for Full Service Management is $120 per month.
